Real Estate Applicant Required Documents

Property Viewing Requirements

A copy of photo identification (NYS Benefit cards accepted).

Signed NYS Disclosure form (by applicant/cosigner) at office or online and sent by email.

Proof of funds (Pay stubs, or letter of available funds from a legal financial institution).

Completed and signed application form (for each applicant/cosigner) at office or by email.

$100.00 Application fee (per application), ask for details.
-
Credit score (per applicant over 18 yrs of age).
Holding Property Requirements

$1000.00 Refundable deposit to take a house off the market.

$500.00 Refundable deposit to take an apartment off the market.
-
$100.00 Refundable deposit to take a room off the market.

A copy of most recent bank statements. (Proof of funds required for holding a property when using checks).

Completed money order, bank transfer form or certified check made out to the respective parties in the respective amounts and signed broker’s commission agreement.
Real estate transaction document signing requirements

An employment verification letter (stating the company name, company contact info., Employee (Applicant) name, length of employment and current salary).

Previous two (2) years income tax return (to substantiate income), especially if you are self employed/business (commercial leasing/ deed).

Current landlord reference letter (must include landlord’s name and number, previous rented address, current date, previous lease(move-in) date, lease expiration(move-out date), rental amount, Tenant name, Landlord’s signature).

Proof of property insurance (for Renters or Homeowner’s) if required (to be submitted prior to moving into the unit).

Completed money order, bank transfer confirmation or certified check made out to the respective parties in the respective amounts and broker’s commission.
